Gas Safety Checks

Homeowners are urged to have their appliances, flues and all other pipework checked once a year by a qualified engineer, however, employers and landlords are subject to sections 35 and 36 of The Gas Safety Regulations 1998, which clearly state that they are responsible for ensuring that all gas appliances, flues, pipework and installations are checked by a qualified engineer. Landlords in particular, are legally obliged to have a gas safety check every 12 months.

It is never safe to attempt to install or maintain gas appliances if you are not a qualified gas safe engineer. By doing so increases the likelihood of experiencing carbon monoxide poisoning, a gas leak or a full system issue.

Landlords Annual Gas Safety Certificates

As a landlord you are responsible for the safety and wellbeing of all tenants that are staying in any of your properties. As part of that commitment, under the 1998 Gas Safety (Installation and Use) Regulations, an annual safety check has to by law be carried out on all gas pipe work, flues, and appliances by a qualified, Gas Safe registered engineer.

Should you have properties administered by a property management company, it needs to be in black and white who is responsible for the maintenance of all your gas appliances. If they are part of the management company’s responsibility, then the company should provide each new tenant with a copy of the up to date certificate.
